Canada. Many people know that country as the Great White North. A place of long winters with snow or rain. Canadians begin an annual migration southward as fall quickly turns to winter. Favorites among Canadians in the U.S. are Florida, the deserts of Southern California and Arizona. Around the southwest, there are almost more license plates from Canada than California.

So, it is not unusual to find a Canadian living permanently in the warmer, dryer climates such as Arizona. After a visit or two, many are hooked and find a way to stay year around. A case in point is a doctor and his wife, a nurse, who moved from Leamington, Ontario eight years ago.

Giving up nursing after having a baby, the former nurse is now selling real estate in Arizona and primarily to Canadians. She has found the transition from health care to real estate rather easy. Dealing with Canadians, she has an instant connection and can show them properties for investment as well as second homes.

She has now teamed up with a fellow Canadian, and Arizona realtor, to promote her adopted state in Canada. They recently went to Canada on an eleven city promotional tour to showcase real estate opportunities in Arizona. They realize in addition to the climate, Arizona is a real estate bargain hunters paradise.

Data shows that over 50 percent of the homes purchased in Arizona by Canadians are for investment purposes. The other 50 percent are for snowbirds that have found an alternative to the long Canadian winters. Canadians are attracted to Arizona real estate for other reasons too. Low property taxes and low insurance costs are also strong motivators.

With two experienced Canadian expats, who know the Arizona market and what it takes to buy and invest in a foreign country, Canadians are in good hands. Currently there are around 40,000 properties listed in the area. Experience and market knowledge are key for Canadians who want to purchase in the Valley of the Sun.
