In the Arizona real estate frenzy a few years ago, many buyers would waive their right to a home inspection because they didn't want to risk losing the home. In the current buyer's market a thorough home inspection can make or break a contract. Buyers want to make sure they are getting a good deal and sellers tend of cooperate and fix items that could kill the sale.

While each contract is different, most buyers demand and sellers usually grant a 10-day inspection period. This is a very nervous time in Arizona for sellers and their agents, as buyers can cancel the contract and receive a refund of their earnest money based on results of an inspection.

However, most buyers don't want to cancel their contract when an inspection reveals fixable problems. They want the problems repaired or monetary compensation in lieu of repairs. There are times sellers are offended or will refuse to negotiate. Usually the buyer and seller reach a compromise and the sale goes through.

Here are some things that can be done to make an Arizona home inspection go smoother:

  1. Make sure all utilities are on prior to the inspection. Foreclosed homes usually do not have utilities connected and the inspector cannot operate gas or electric appliances
  2. Unlock everything so the inspector can access it
  3. Secure pets
  4. Move items that may limit an inspectors access and clean up clutter inside and outside the house
  5. Replace bad light bulbs
  6. Don't try to hide problems with last minute paint or repairs. Inspectors will spot them
  7. Buyers should be present at the inspection so they may ask questions and get clarifications on specific issues
  8. Schedule the inspection early in the 10-day inspection period to allow for further discussion and negotiation

An Arizona home inspection should remove both the fear and the unknown of buying a home giving the buyer confidence in their purchase.
