More often than not, some homeowners put in renovations in their homes before selling them in order to increase their homes' resale value--or so they thought. In actuality, these renovations only contribute little to the resale price unless these are done in order to fix something that is broken in the home. As a general rule, it is always safe to say that you should keep your property as-is if you're already planning to sell it anyway. But what are those types of renovations that are utterly useless, especially when you consider the price that you had to pay for those renovations? Remember that we are talking about renovations made for the purpose of resale and resale alone. Perhaps nothing could be more useless than adding in swimming pools. Not only is it extremely costly to add in-ground pools (around $50,000), some homeowners are even turned off once they find out that there's a pool in the property, because they think that the price of the property is high, not to mention that maintaining a pool can be a significant added expense. The same is true for extensive landscaping and overbuilding for the kind of neighborhood that you have. Sure, having a multiple-storey mansion can be nice, but not too much when it is in one of your middle-class suburbs that is populated by one-storey homes. Standing out in the crowd of properties for sale is one thing. Overbuilding is another. Carpeting and new wallpapers are also included. Not only is there growing concern with how carpeting and wallpapers are created, but there is that distinct possibility that the potential home buyer may not like the carpet and the wallpaper. In the end, it becomes a waste of money. Finally, also take care not to bother about furnishings that cannot be usually seen by people. People are sometimes visual with what they learn. They won't appreciate a particular furnishing if they don't see a tangible evidence. In the end it all depends on the project. While improvements will no doubt add to the resale value of your home, it's not a guarantee. Always consult yourself and ask if it is worth it, because most of the time it isn;t.
