You have finally decided to sell your home in Massachusetts. You have interviewed a number of real estate agents and selected the one you feel best understands your reasons for wanting to sell your house. You have discussed your options and settled on an asking price that is, you feel, realistic.

 

Next comes the Realtor's sign firmly planted in your front lawn. The realtor has promised a long list of marketing techniques that will be used to promote your home to interested buyers. Among those being advertising, color brochures, calling a contact list of qualified buyers and holding a public open house on weekends.

Wow! It sounds like, with all of this marketing going on simultaneously, your home will sell in a very short time. And it may. If it does, however, it is very unlikely to sell as the result of an open house. While realtors love to conduct open houses, you may be interested to know that nationally less than 1 percent of homes sell due to traffic from an open house.

Your agent will go to great lengths to persuade you that open houses "really work". And that is true. Open houses in Massachusetts work very well for Realtors. An open house in your home is a great source of leads for your Realtor. Agents meet potential buyers that may not be interested in your home, but could be a potential client-as a buyer or seller.

As if the 1 percent number above doesn't convince you the ineffectiveness of public open houses, ask yourself why your Realtor is so insistent on having an open house. Many times agents that prefer open houses are agents that don't have much business. Also, these agents think that by standing around your home for four to five hours every weekend it shows they are working hard for you.

Whether in Massachusetts or any part of the country, find a realtor that knows how to market and sell. Don't put yourself and your family out by agreeing to do open houses.
