In a report published recently by a well-known Florida research firm, seniors over the age of 75 will have a major impact on homes and housing construction within the next 15 years. The report delves into the housing demands of the aging population in Florida. Over-75 senior housing is defined as permanent lodging operated for profit. The category includes "lifestyle" accommodations such as retirement homes and apartments, assisted and independent living communities. Nursing homes or long-term care facilities are not considered in this category. The majority of the aging boomer population falls within the 55 to 74 year old age range. They are classified as the "primary lifestyle buyer group." They are the predominate group energizing the recreational housing industry and will remain so for the next decade. This group represents the early baby boomers that are moving toward the 75 and over demographic which will fuel a senior housing boom in Florida and a turn toward multi-functional housing developments. The report suggests Florida builders make plans to offer ample housing for the influx of seniors in the over-75 age group. This large population segment is on solid financial ground and more particular about housing design and amenities. In some Florida markets, 55 to 74-year-old lifestyle buyers have made up a larger share of new housing demand than the upwardly mobile and young family categories. This is due in part because local builders have done such a good job offering housing communities specifically suited to this home buying group. According to the report, Florida developers must provide the 75-plus homeowner a wide array of services and options within the same community. Not every senior has physical limitations that require assisted care. A wide range of housing designs and levels of care can be maintained in a single community. Communities should provide different outside amenities such as restaurants, movie theatres, spas, gyms, bowling alleys, golf courses, etc. As residents age, their needs should be met with options for increased levels of physical care-from independent living to managed care.
