A popular buzz word in real estate and banking circles is "REO", or Real Estate Owned by a lender, in most cases a bank, after property goes to foreclosure auction and the minimum bid is not met. Banks have become landlords as their inventory of properties continues to grow.
As the recession continues to suck in everything around it, Northern Colorado has not been able to escape the mortgage crisis and falling property values. Homes and property in foreclosure continue to create a shadow inventory of property that can, or soon will, flood the residential and commercial real estate markets. Whether in Colorado or other parts of the country, shadow inventory has the potential to significantly drive down market prices. Banks will continue trying to rid themselves of property at lower than market prices. Some banks, however, may try to hold on to certain properties until consumer confidence returns, adjusting the market upward. Throughout Northern Colorado, banks own much more property than they would prefer. Even small banks that normally carry no property on their books find they have numerous deteriorating assets in the form of homes, land and commercial property. Banks do try to maximize their potential for return while trying to minimize the impact to their community. However, some banks are under pressure to unload these assets. At that point, the market in Northern Colorado will flood with property affecting values throughout the area. Whether REO property is a good thing or not depends on your point of view. Buyers see an opportunity to get a very good deal while sellers see the backlog as competition. Whatever your motivation, REOs are the result of the financial tidal wave and will take quite a while to work through the inventory. Some Northern Colorado banks are currently renting their REO properties and office space while they wait for buyers. Colorado banks are starting to see some improvement in market conditions as buyers are actively looking for great deals. At that point, buyers clearly have some leverage during the negotiation process.
