When most people in Minnesota purchase a home, they plan for it to be both an investment and a place to live. It is unlikely they think about eventually selling the home in a short sale. The issues involved in a short sale are varied and complex. Many times they weigh heavily on ones' emotions and morals.

 

Unfortunately, many Minnesota homeowners today are faced with what to do about their homes. Prices have dropped across the state over the last few years, leaving many homeowners owing more on their mortgage than their home is worth. At this point, there are not a lot of options.

If they are unable to continue making the mortgage payment, they can walk away and face foreclosure or try working with their lender on a short sale. If you are not familiar with the short sale mechanism, it is best to get the advice of a Realtor or real estate attorney so you know how to proceed with your lender.

Professional help during a short sale negotiation can make the difference between getting a good deal or being forced to settle for their terms. Clearly, the lender has only their interests in mind and can present many challenges in the negotiation process. A pro can help you through the complexities so that nothing gets left on the table and there are no surprises at the end.

If you are a Minnesota homeowner having problems meeting your mortgage payments, research the best option for your particular situation. You may have sufficient equity to sell your home at a loss but still recover some of your money. If you are deep under water, however, your options narrow to foreclosure or a short sale.
